Mortgage Payment Calculator Questions
What does a monthly mortgage payment include?
Most payments have four parts, often called PITI: principal (the amount that pays down your balance), interest (the lender's charge for the loan), property taxes, and homeowners insurance. Many loans also carry mortgage insurance, and some homes add HOA dues. This calculator shows each piece separately so you can see where every dollar goes.
Why is my estimate different from a lender's quote?
The calculator uses the tax, insurance, and interest figures you enter. A real quote uses your credit profile, the specific property, and the pricing available on the day you lock. Treat the estimate as a starting range, then have a broker confirm it against actual lender pricing.
Does a bigger down payment always lower the payment?
A larger down payment reduces the amount you borrow, which lowers principal and interest, and once you pass the lender's equity threshold it can remove mortgage insurance entirely. Whether it is the best use of your cash depends on your reserves and goals, which is a conversation worth having with a broker before you commit.
Is the estimate a loan offer or pre-approval?
No. The calculator is an educational tool and does not pull credit, verify income, or commit any lender to terms. A pre-approval requires a licensed broker to review your documentation. Eureka Mortgage Planning offers that review with no consultation fee.
