How Much Home Can You Afford?
How much house you can afford comes down to income, monthly debts, down payment, and interest rate — lenders size loans mainly by your debt-to-income ratio. Enter your numbers below to see a realistic price range before you fall in love with a listing.

Your numbers — estimates are fine

No sign-up, no credit pull, no strings — just a starting point.
Why the real number is usually different
Calculators can't see programs
VA, FHA, down payment assistance, bank-statement programs for the self-employed — a formula can't check what you qualify for across 11 loan paths and 25+ lenders. A broker can.
Your situation has details that help you
A raise coming, a co-borrower, rental income, debts you're about to pay off — real underwriting counts things a four-field form never will.
There's never a fee to talk
A conversation costs nothing and doesn't touch your credit. The worst case is a clear plan for later — most people leave knowing more than any calculator could tell them.
About these estimates: This tool provides educational estimates only, for illustration. It is not a prequalification, preapproval, loan offer, or commitment to lend, and it does not use your credit information. Estimates assume a sample 30-year fixed term at the interest rate you enter (or a sample rate if left unchanged), with a portion of the budget reserved for taxes and insurance; the rate you enter is your own assumption for illustration — it is not an offered or available rate; your actual rate, terms, and buying power will differ and can only be determined through a full review. Down payment assistance and loan programs are subject to eligibility requirements, income limits, and availability, and may change or end without notice. For qualified buyers; not all applicants will qualify.

Affordability Calculator Questions
How do lenders decide how much I can borrow?
Mostly through debt-to-income ratio: your total monthly debt payments, including the new mortgage, compared with your gross monthly income. Each program sets its own ceiling, and credit score, reserves, and down payment can move the line up or down. This calculator applies typical guidelines to your inputs.
Should I borrow the maximum I qualify for?
Qualifying for a payment and being comfortable with it are different questions. The calculator shows a range for that reason. Many buyers choose a price below the top of their range to leave room for maintenance, savings, and life changes.
What counts as monthly debt?
Car loans, student loans, minimum credit card payments, child support, and any other recurring obligation that appears on your credit report. Utilities, groceries, and phone bills are not counted, though they belong in your own budget.
Will checking affordability affect my credit?
No. The calculator does not access your credit at all. A pre-approval involves a credit review with a licensed broker, and mortgage inquiries made within a short shopping window are treated as one inquiry by the scoring models.
